What these terms are
When you hire Mizell Home Inspections LLC to inspect a property, these terms form the agreement between us. "We" and "us" mean Mizell Home Inspections LLC. "You" means the person or company who engaged us. Booking an inspection means you accept what follows.
What we do
We carry out home inspections, mold testing and real estate photography.
An inspection is a visual examination of the parts of a property that can be safely and readily reached on the day. It is thorough, but it is not surgery: we do not cut into walls, lift floors or dismantle equipment to see behind it. What we report is the condition we observed on the day we were there — it is a snapshot, not a warranty, and it is not a promise about how long any system will keep working after we leave.
What we do not look at
Some things are outside the scope of a standard inspection, and it is fairer to say so up front than to bury it. We do not report on:
- anything we cannot safely or readily reach, or cannot see
- systems that are switched off, disconnected or otherwise not running when we visit
- anything underground
- anything that would require damaging the property to get to
- purely cosmetic or decorative matters
If something falls outside the scope but concerns us, we will tell you, and we will usually recommend the right specialist to look at it properly.
Booking, paying and cancelling
Inspections are booked ahead of time. We can often accommodate a same-day request, but that depends on where we already are and what is already in the diary.
Payment falls due at the inspection itself, unless we have agreed something different with you beforehand. We take Visa, Mastercard, American Express, Discover, PayPal, CashApp, cash and cheque.
If you need to cancel, give us at least 24 hours' notice. Cancel later than that and a cancellation fee may apply — an inspection slot we cannot refill is a day's work lost.
What we need from you
We can only inspect what we can get to, so before we arrive please make sure the property is open to us, the utilities are switched on, and the route to the attic, crawl space, panels and equipment is clear. If you already know about a defect or you have a specific worry, tell us at the outset — it is far more useful to us before the inspection than after.
Your report
Your report reaches you within 24 hours of the inspection, delivered digitally, with photographs.
It is written for you, the client who commissioned it, and it is yours to rely on. It is not a document for general circulation, and it should not be passed to a third party as though it were written for them — a report prepared for one buyer, on one day, is not a substitute for that third party commissioning their own. If you want to share it more widely, ask us first.
Where our responsibility ends
Our liability in connection with an inspection is limited to the fee you paid us for it. We carry professional errors and omissions cover, as Florida requires of licensed inspectors.
We are not liable for the cost of repairing or replacing a defect we did not report, whether it was present at the time or arises later. This is the trade-off that makes an affordable inspection possible at all, and it is why the point above matters: if we recommend that a specialist takes a closer look at something, act on it before you close. That recommendation is the most valuable line in the report.

Governing law
Florida law governs this agreement, and any dispute arising from it belongs in the Florida courts.
